Which survey do I need?
Answer a few quick questions about the property. This tool gives general guidance on whether a RICS Level 2 Home Survey or Level 3 Building Survey may be more suitable.
What type of property are you buying?
How old is the property?
Has the property been extended, converted or significantly altered?
Are there visible defects or concerns?
Are you planning renovation or improvement works?
Is the property leasehold, unusual or part of a larger building?
How much detail do you want before exchange?
Level 2 Home Survey
Best for conventional properties that appear to be in reasonable condition. It gives a clear overview, condition ratings and comments on significant visible defects.
View Level 2Level 3 Building Survey
More detailed and usually better for older, altered, extended, unusual or visibly defective properties. It gives greater commentary on defects, risks, repair priorities and maintenance.
View Level 3This tool provides general guidance only. The appropriate survey level depends on the property, condition, construction, access and your requirements.
