RICS valuation service
RICS Valuation
Independent valuation advice for residential property.
A RICS valuation provides an independent opinion of market value. It is not the same as a home survey and does not provide detailed advice on property defects, repairs or overall building condition.
Useful where you need
Independent valuation advice.
Valuation, not a defect survey.
Consider Level 2 or Level 3 if condition advice is needed.
Overview
What is a RICS valuation?
A RICS valuation is an independent opinion of value prepared for a stated purpose and date. It can help clients understand market value, but it is different from a RICS Home Survey or Building Survey.
A valuation is focused on value rather than detailed building condition. If you need advice about damp, cracking, roof defects, movement, repair priorities or maintenance, a survey may also be required.
A valuation may consider:
- Property type and location
- Size and accommodation
- General market evidence
- Condition in broad valuation terms
- Purpose and valuation date
When it may be needed
When might you need a valuation?
Buying or selling
You may want an independent view of market value before making a decision.
Legal or financial matters
Valuations may be required for specific legal, financial or private client purposes.
Clarifying value
A valuation can help where you need value advice but not a detailed building condition report.
Valuation vs survey
A valuation is not the same as a survey
RICS Valuation
- Provides an opinion of market value
- Focused on valuation purpose and date
- Does not provide detailed defect advice
- Not intended as a repair or condition report
RICS Home Survey / Building Survey
- Focuses on property condition
- Comments on visible defects and risks
- Can advise on repair priorities and next steps
- Level 3 gives more detailed defect commentary
Important limitations
What a valuation does not replace
Not a building survey
A valuation does not provide the same level of property condition advice as a RICS Level 2 Home Survey or Level 3 Building Survey.
Further advice may be needed
If visible defects, dampness, cracking, movement, roof issues or repair concerns are present, a separate survey or specialist investigation may be recommended.
FAQs
RICS Valuation FAQs
Is a valuation the same as a survey?
No. A valuation provides an opinion of market value. A survey provides advice on property condition, visible defects and potential repair issues.
Can a valuation identify defects?
A valuation may consider condition in broad valuation terms, but it is not a detailed inspection and should not be relied upon as a defect report.
Should I also get a survey?
If you are buying a property and need condition advice, a RICS Level 2 Home Survey or Level 3 Building Survey may be appropriate in addition to any valuation.
